Use this document to define the operational relationship between a property owner or primary host and a co-host. Legal classification, licensing, tax, and employment rules may require local review.
1. PARTIES AND PROPERTY
This Co-Host Agreement is between [Owner / Primary Host] ("Owner") and [Co-Host Legal Name] ("Co-Host") for the property at [Address].
2. SCOPE OF SERVICES
Co-Host will perform only the services listed here: [Guest Messaging / Check-In Support / Pricing Input / Cleaner Coordination / Restocking / Issue Response / Review Management / Other].
3. AUTHORITY
Co-Host may make routine operational decisions within the limits stated in this Agreement. Co-Host may not sign leases, borrow money, materially alter the Property, or incur expenses above $[Amount] without Owner approval except for a documented emergency.
4. COMPENSATION
Owner will pay Co-Host [Flat Amount / Percentage / Hourly Rate] under the following schedule: [Terms]. State whether cleaning fees, taxes, platform fees, refunds, or other amounts are included in the calculation.
5. EXPENSES
Reimbursable expenses require [Preapproval / Receipts / Monthly Statement] except emergency expenses reasonably necessary to protect guests or the Property.
6. GUEST COMMUNICATION
Co-Host will use approved communication channels and will not make representations about refunds, legal rights, or insurance coverage outside the authority given by Owner.
7. ACCESS AND SECURITY
Keys, access codes, alarm information, camera credentials, and guest information must be protected and returned or deleted when the relationship ends, subject to lawful recordkeeping requirements.
8. COMPLIANCE
Each party will comply with applicable short-term-rental, tax, licensing, safety, privacy, and platform rules within that party's responsibilities.
9. RECORDS
Co-Host will maintain reasonable records of material guest issues, approved expenses, and maintenance matters and provide them to Owner on request.
10. TERM AND TERMINATION
This Agreement begins [Date] and continues [Until Date / Month-to-Month] unless terminated with [Number] days' written notice, subject to obligations for existing reservations.
11. RELATIONSHIP OF THE PARTIES
The parties should state whether Co-Host is an employee, independent contractor, agent, or another relationship as determined by applicable law. A label alone does not control legal classification.
SIGNATURES

- What happens to future reservations after termination?
Insurance and liability
Owner and Co-Host should not assume the other party’s insurance automatically protects them. Review property, commercial activity, liability and worker/contractor exposures with appropriately licensed professionals.
