1. PARTIES AND PROPERTY

This Agreement is between [Owner Legal Name] ("Owner") and [Manager Legal Name] ("Manager") regarding [Property Address].

2. APPOINTMENT

Owner appoints Manager to perform the services expressly listed in this Agreement, subject to stated spending and authority limits.

3. BOOKING OPERATIONS

Manager may [Create / Manage Listings / Communicate With Guests / Coordinate Check-In / Adjust Pricing Within Approved Parameters / Arrange Cleaning / Respond to Routine Issues]. Excluded authority: [Exclusions].

4. MANAGEMENT FEE

Owner will pay Manager [Percentage / Flat Fee / Other]. Define the revenue base precisely and state how cancellations, refunds, cleaning charges, taxes, and platform fees affect the calculation.

5. OWNER FUNDS AND EXPENSES

Manager may incur ordinary operating expenses up to $[Amount] per item or $[Amount] per month without separate approval. Emergency spending authority: $[Amount / Reasonable Amount Necessary to Protect Life or Property].

6. MAINTENANCE AND VENDORS

Manager may coordinate cleaners and vendors within the authority above. State whether Manager may receive vendor referral compensation and how conflicts of interest are handled.

7. COMPLIANCE

Owner is responsible for ownership, financing, association, and insurance restrictions; Manager is responsible for operational compliance duties assigned in this Agreement. The parties will cooperate on licenses, taxes, and local short-term-rental requirements.

8. GUEST INCIDENTS

Manager will promptly report material property damage, guest injuries, police or fire involvement, chargebacks, safety complaints, or other significant incidents to Owner.

9. RECORDS AND ACCOUNTING

Manager will provide [Monthly] statements showing gross booking receipts, refunds, platform charges, management fees, approved expenses, and owner distributions.

10. INSURANCE

Owner will maintain property and liability insurance appropriate for the intended rental use. Manager will maintain any insurance required for Manager's business, employees, or contractors as applicable.

11. TERMINATION

Either party may terminate with [Number] days' written notice, subject to a transition plan for existing reservations, guest communications, keys and access codes, records, and owner funds.

Management-fee language needs precision

A percentage fee can create disputes if the agreement does not say whether the percentage applies to nightly revenue only, cleaning fees, pet fees, taxes, platform adjustments, refunds or other amounts. Define the base with examples.

Do not overlook insurance

Property management activity can create exposures that are different from ordinary homeownership. The owner’s property coverage, the manager’s business liability, hired vendors and worker classification may all need separate review.
