An Airbnb-style agreement can document the rules between a host and guest beyond the booking-platform screen. The most useful agreement is specific enough to cover the property, dates, payment responsibilities, occupancy, house rules, damage, cancellation and legal notices without pretending that one template fits every jurisdiction.

Core clauses for an Airbnb-style guest contract

  1. Parties and property. Identify the host or owner, the primary guest and the rental address.
  2. Stay dates and occupancy. State check-in, checkout and the maximum number of overnight guests.
  3. Payment and deposits. Explain what is paid through the platform and any lawful, separately disclosed amounts.
  4. House rules. Cover smoking, pets, parties, parking, noise, visitors and restricted areas.
  5. Damage and reporting. Explain the guest’s responsibility to promptly report damage or unsafe conditions.
  6. Cancellation and early departure. Make the agreement consistent with applicable platform and local rules.
  7. Access and emergencies. Explain when the host or authorized personnel may enter where permitted by law.
  8. Local compliance. Reference occupancy, licensing, parking, noise and other rules applicable to the property.

Host or authorized personnel may access the Property when permitted by applicable law for emergencies, necessary repairs, inspections, or other legally permitted purposes.

9. CANCELLATION
